The Problem

Original plat of this property showed a 2-acre area of regulatory floodplain encroaching into site, deemed to be impossible to reclaim by the owner. This area was virtually the heart of this proposed development on White Rock Creek.

Project

18-acre Commercial Site – Lakes on Tennyson – Plano

The Solution

After reviewing the original HEC2 analysis of the creek hydraulics, I discovered that this area could be reclaimed with virtually no adverse effect on the related water surfaces. The City gave us permission to revise the plat and drainage easements to reclaim this valuable land.

Result

The client was able to develop a complex of office buildings and medical office buildings immediately adjacent to this beautiful creek in Plano. The cost to fill this 2-acre area was less than 1% of the development cost.
