The Problem

Large portion of prime property within regulatory floodplain and deemed non-recoverable due to proximity of Lake Lewisville emergency spillway. Also, the internal tributaries had been determined to be jurisdictional waters of the U.S. making the water quality issues paramount for this project.

Project

411-acre Mixed Use Site- Crossroads Center – Lewisville

The Solution

Obtained field data early in project and developed HEC2 and HECRAS models of subject streams. Determined that virtually the entire 30 acres could be reclaimed with minor filling. Developed construction plans that avoided filling any jurisdictional waters other than two street crossings.

Result

First buyer in this new development was a large industrial user who purchased the majority of the property that was originally deemed non-recoverable. All jurisdictional waters were preserved and remain natural to this day.
